Buy a duplex, live in one unit, rent the other. The simplest form. Works in every market.
Example: $280,000 duplex in Columbus, OH. FHA at 3.5% = $9,800 down. Unit 1 (you): $0 rent. Unit 2: $1,350/month. Mortgage PITI: $1,850/month. Your cost: $500/month for housing. That's $1,000/month cheaper than renting.
Strategy 2: Room-by-Room Rental
Buy a single-family home (3โ4 bedrooms), live in one bedroom, rent the others. Higher total rent but less privacy.
Example: $220,000 4BR home in Indianapolis. FHA at 3.5% = $7,700 down. Rent 3 rooms at $600 each = $1,800/month. Mortgage PITI: $1,500/month. You live for free plus $300/month cash flow.
Strategy 3: ADU / House Plus Accessory Unit
Buy a property with an accessory dwelling unit (garage apartment, basement unit). Live in the main house, rent the ADU.
Works best in cities with ADU-friendly zoning (Portland, Austin, Denver, LA, Seattle). ADU rents run $800โ$1,500/month.
